The urban rehabilitation of the port zone in Rio is in much need of solutions and initiatives aimed at creating a true mixed-use neighbourhood. The office-use focused interest shown in its first phase of occupation calls attention to the importance of adding residential components into the mix and all the supported activities that comes with it.

The high-density plot ratios and resulted land values established by the governmental master plan impose challenges in a city not accustomed to very tall residential buildings. This master plan seeks to demonstrate how a cluster of adjacent sites and a critical mass of new buildings could create this much desired community of residents.

It consists of 4 sites occupied by 17 residential towers, connected in rhythm by horizontal podiums of street-level shops and small offices, community and institutional premises. It totals 396,000 sqm above ground and 144,000 sqm of underground parking.

The 3,790 apartments (1, 2, and 3 bedrooms units) share high-quality amenities and clubhouse facilities including outdoor gardens, sundecks and infinity pools overlooking the waters of Guanabara Bay. Based on principles of innovative sustainability, functional diversity, and design sophistication, a refreshing way to compose high-rise neighborhoods is offered, one that also addresses urban design variety and streetscape diversity.
